Bottom of the tank: this is usually the tank itself. Years of sediment and corrosion eventually eat through the steel liner, and once the tank wall weeps there is no repair for it — the unit needs replacement. A bottom leak also tends to go from drips to a flood with little warning, which is why we treat it as a same-day job.
Top of the tank: water at the top is often a fitting — the cold/hot connections, the T&P relief valve, or a loose nipple. Some of those are fixable without replacing the unit. We look first and tell you straight which case you have; if a $40 valve solves it, that’s what we’ll say.
Signs the tank is done, not the fitting: rusty or discolored water from hot taps, rumbling or popping sounds, water pooling under the unit itself, a unit 10+ years old, or moisture on the tank body rather than at a connection.

1. Call 847-847-4978. Tell us the size (gallons, on the unit’s label), gas or electric, and whether the exhaust is metal pipe or white PVC. Photos by text help too.
2. Exact price before work. You get the installed price — unit, labor, materials, haul-away — confirmed before we start. No surprises at the end.
3. Installed in 2–3 hours. We arrive with the new tank on the truck, drain and remove the leaking unit, set the new one, redo the connections, test, and clean up. Hot water the same day in most cases.
Nights and weekends included — a leaking tank on a Saturday doesn’t wait for Monday. See our 24-hour emergency service for after-hours details.
All-in pricing includes unit, labor, standard installation materials, haul-away, and disposal. Final price depends on size, brand tier, and any code-required updates.
First, close the cold-water shut-off valve on the pipe above the water heater. Second, turn the gas control dial to OFF (or switch off the breaker for an electric unit). Third, put towels or a pan under the leak and move anything valuable away. Then call 847-847-4978 — in most cases we can replace a leaking tank the same day.
It depends where the leak is. A leak from the tank itself — usually showing at the bottom — means the inner steel tank has corroded through, and no repair exists for that; the unit needs replacement. A leak at a top fitting, the T&P relief valve, or the drain valve can sometimes be fixed. We tell you which one you have before any work begins.
A bottom leak is most often the tank itself failing — years of sediment and corrosion eventually eat through the steel liner. Once the tank wall leaks, replacement is the only fix. If the water is coming from the drain valve rather than the tank body, that part alone can sometimes be replaced.
Same day in most cases. We stock AO Smith, Bradford White, and Rheem tanks in common sizes on our trucks, confirm the exact price before work begins, and most replacements take 2 to 3 hours once we arrive.
Standard tank replacement runs $1,450 to $3,500 installed depending on size and venting type, and power vent models run $2,300 to $4,500. The price includes the unit, labor, standard installation materials, haul-away, and disposal, and it is confirmed with you before work begins.
A slow leak mainly risks water damage to floors and anything stored nearby, and it almost always gets worse. A leak combined with rumbling, popping, or water around the gas burner area deserves a same-day call. If you ever smell gas, leave the house and call your gas utility first.

“Ivo was very professional, nice and did a great job… I reached out to Premier Sunday night and received a quote within 30 minutes. The quote I received was a fair price for the Bradford White Hot Water Heater and installation. I was very impressed with the quick service in getting a new water heater installed today. I would highly recommend this company.”
