When a Repair Makes Sense

If the unit is under about 8 years old and the tank itself is sound, these failures are often worth fixing:

  • Pilot or igniter won’t light — often a thermocouple or igniter assembly
  • Gas control valve faults — replaceable on a younger tank
  • Thermostat or heating element on electric units
  • Relief-valve or drain-valve drips — fittings, not the tank

In these cases the diagnosis visit ends with a repair quote, and the choice is yours — no pressure toward a new unit it doesn’t need.

When Replacement Wins

Some repairs just buy a few expensive months. Replacement is almost always the right call when:

  • The tank itself is leaking — no repair exists for a corroded-through liner (leaking right now? read this first)
  • The unit is 10+ years old — typical life in NW Suburbs hard water is 8–12 years
  • Rusty or discolored hot water — the liner is going
  • It’s the second repair — two repairs usually cost more than they return
  • Rumbling and popping — heavy sediment, efficiency falling every month

Standard tank replacement starts at $1,450 installed — and the diagnostic fee you already paid comes off the price. More signs on our Is It Time to Replace? guide.

How the Repair-or-Replace Diagnosis Works

1. Call or send the form. Tell us the symptom, the unit’s age if you know it, and your town. We confirm the diagnostic fee on the call — before we come out.

2. We diagnose in person, same day in most cases. You get a straight verdict: what failed, whether it’s worth fixing on a unit this age, and the exact repair quote if it is.

3. You choose — with the fee working for you. Repair it and the quote stands. Replace it and the diagnostic fee is credited in full toward the new unit, which we usually have on the truck already.

Water heaters are all we do — we don’t make money upselling furnaces or repiping houses. The verdict you get is the one we’d give our own family.

Tank Water Heater Pricing

All-in pricing includes unit, labor, standard installation materials, haul-away, and disposal. Final price depends on size, brand tier, and any code-required updates.

Standard Gas & Electric Tank Replacement

40 gallon tank (2-3 people)
$1,450 – $2,150
50 gallon tank (3-4 people)
$1,650 – $2,350
75 gallon tank (large families)
$2,350 – $3,500
Power vent tank (any size)
$2,300 – $4,500
Range reflects brand tier (Richmond to Bradford White) and warranty length (6 to 12 years). All pricing includes installation, standard materials, haul-away, and 1-year labor warranty. Permit filing available upon request where required.

Repair or Replace FAQ

Should I repair or replace my water heater?

Age and the kind of failure decide it. Under about 8 years old with a bad thermocouple, igniter, or thermostat — repair is often worth it. Ten or more years old, leaking from the tank body, producing rusty water, or on its second repair — replacement almost always wins. We diagnose it in person and tell you straight which case you have.

Do you charge for a repair diagnosis?

Yes — there is a diagnostic fee for a repair visit, and it is credited in full toward the new unit if you decide to replace. We confirm the fee when you call, before we come out.

Can a leaking water heater be repaired?

A leak from the tank itself cannot be repaired — once the steel liner corrodes through, replacement is the only fix. A leak at a top fitting, the relief valve, or the drain valve can sometimes be repaired. We tell you which one you have before any work begins.

Is it worth repairing a 12-year-old water heater?

Rarely. A typical tank lasts 8–12 years in Northwest Suburbs hard water. Money spent repairing a unit at the end of its life usually buys months, not years — and standard tank replacement starts at $1,450 installed, with the diagnostic fee credited toward it.

How fast can you come out?

Same day in most cases. If the verdict is replacement, we stock AO Smith, Bradford White, and Rheem units on our trucks and can usually complete the swap the same visit.
